What appraisal is

Most property policies contain an appraisal clause: when the parties agree a loss is covered but disagree on the amount, either side can invoke appraisal. Each side names a competent, independent appraiser; the two appraisers select a neutral umpire; and an agreement between any two of the three sets the amount of loss. It’s a way to resolve a valuation dispute without litigation.
